Best on the Beach, for guests and owners alike
Suntide III is a 67-unit beachfront condominium on South Padre Island, centrally located on the shoreline, with a tagline it lives up to: "Best on the Beach." Like most condominium associations on the island, it serves two very different audiences. Vacationers want to see the view, the pools, and the island before they book. The owners and the board who run the building need a dependable way to handle invoices, applications, financial statements, and meeting minutes.
In late 2023, Suntide III asked MPC Studios for an updated website that improved the visitor experience and a full-featured owner's portal to streamline operations. We launched both in July 2024. In 2026 we added a third piece: a social media content program that sends guests to book direct.

The challenge: two audiences, one address
For guests, the website is the first impression of the building and the start of a booking. It has to show the beachfront, the amenities, and the island well enough to win a stay over the condos next door.
For owners, the association needed a secure, private place to share invoices, financial statements, board minutes, and newsletters, and a simpler way to handle requests like condo improvement applications.
The owner side was the harder problem. We reviewed the owner portals other condominiums on the coast were using and the off-the-shelf products on the market. Every packaged option we found came bundled with a complete property management and booking suite, which would have meant replacing systems Suntide III already relied on. The association needed a portal that worked alongside its existing tools.
The solution: one team for the guest site, the owner portal, and the social feed
A guest website built to sell the stay
The homepage opens on drone video of the beach and the line "Luxurious Beachfront Condos Await Your Arrival," with a Book Now button above the fold. Below it, photo and video galleries show the condos and the view from the balconies, and an amenities section walks guests through the beachfront pool complex, the indoor heated pool and hot tub, the tennis and basketball courts, the fitness center, and the private boardwalk to the sand.
An Explore section works as an island guide, with pages for dining, nightlife, activities, and shopping, plus a page written for Winter Texans planning a longer stay. A location page covers the drive across the Queen Isabella Causeway and the nearest airports. Every Book Now button sends guests to the building's available units through Evolve, Suntide III's vacation rental partner, and an announcement bar and pop-up notices keep news like renovation schedules in front of visitors.
A private owner portal that works with the systems they already use
We built the owner portal as a custom WordPress application at portal.suntideiii.com and set it inside the main website, so owners sign in from the same Owner Portal button guests see in the menu. Each owner receives a welcome email to set a password, and every page in the portal requires a sign-in.
Once inside, owners see only their own records. The invoices page lists each owner's invoices to view and download. The improvement applications page lets an owner submit a condo improvement application online, and each submission becomes a request record the owner can come back to and check. The rest of the portal is a library for the whole association, with financial statements and board meeting minutes organized into yearly folders, newsletters, insurance information, the board of directors, and contact details for staff and the rental company.
The portal connects to the systems the building already uses. The Maintenance Request button hands owners off to the association's existing maintenance request service, so nothing about how maintenance is handled had to change. We trained the management team on invoices, owner accounts, and board updates at launch, and we keep the portal current, adding new documents, yearly folders, homeowner directories, and HOA meeting announcements as the association sends them.
A social media program that books stays
In 2026 Suntide III wanted a social presence that matched the newly remodeled property. The owner-run pages of earlier years were retired, and we built new official Facebook and Instagram pages from scratch.
The program runs on about 12 posts a month, published Monday, Wednesday, and Friday mornings. Nine recurring topics each have their own design template in Suntide III's colors and type: Featured Friday unit spotlights, remodel reveals, island guides, verified guest reviews, local events like Sandcastle Days, Did You Know facts, seasonal booking prompts for Winter Texans, spring break, and summer families, and a cross-promotion with the sandcastle lessons held right out front. Every call to action points to direct booking at suntideiii.com.
A few rules keep the feed fair and accurate. Featured Friday rotates through units on different floors and in different layouts so no single owner's condo is favored. Guest quotes come only from verified reviews, and event dates are checked against the organizers before a post goes out. The association approves every post before it publishes, and each month's batch is shaped by how the last one performed. When posts about the remodeled amenities drew the most clicks to the website in the first weeks, the next month leaned into them.
The outcome
Suntide III now has one team behind its guest website, its owner portal, and its social feed. Guests find a site that sells the stay and a feed that keeps the building in front of them between trips. Owners have a single private place for their invoices, applications, and association records, built to work with the tools the building already used.
Because the portal is custom, it grows with the association. Since launch it has added yearly folders for financials and board minutes, a homeowner directory, insurance information, and meeting announcements without any change to how the building runs its rentals or maintenance.
